Brief History of Lynnwood

Lynnwood, Washington, located in Snohomish County, began as a rural area known as Alderwood Manor in the early 1900s. Developed by the Puget Mill Company, it was marketed as a place for city residents to own small “five-acre farms.” The interurban railway connecting Seattle and Everett helped drive early settlement. Post-World War II, Lynnwood experienced rapid suburban growth, leading to its incorporation as a city in 1959. The name came from a local development called Lynnwood Manor. In the 1960s and ’70s, Lynnwood became a major retail hub with the opening of Lynnwood Square and Alderwood Mall. Today, it’s a diverse and growing suburb known for its commercial centers and expanding transit access, including a light rail extension connecting it to the greater Seattle area.

Parking is extremely limited in Carriage Gardens. The governing documents strictly prohibit parking in unauthorized areas, including streets and driveways. (Declaration, Articles 8.8 and 8.9). In order to clarify and carry out the parking rules set forth in the Declaration, the Board adopts the following rules: 


  1. Parking is prohibited in the Fire Lane, which extends continuously along the edge of 198th Place SW throughout the development, including the entire circle in the center of the development. The Fire Lane must be kept clear at all times for access by fire department vehicles and equipment. Any vehicle parked in the Fire Lane will be subject to immediate towing (without prior notice or warning citation) at the owner’s expense. 
  2. Resident vehicles parked on site are restricted to a maximum of two vehicles to be parked in their assigned spaces (in the resident’s 2-car garage or 1-car garage and assigned parking space). Resident vehicles may not be parked anywhere else in Carriage Gardens, including driveways, in front of garages, on the street or in the guest parking lot. 
  3. Guest vehicles may be parked in the guest parking lot (at the rear of Carriage Gardens) for a period of time not longer than 24 hours. Any vehicle parked in the guest parking lot for more than one 24-hour period in one week will be subject to tow at the owner’s expense unless prior written approval has been obtained from the Board. 
  4. Residents who have temporary special parking needs are encouraged to submit a special request to the Board. 


* The two leftmost spaces in the guest parking lot are currently leased by specific homeowners on a monthly basis and are not to be used by guests or any other vehicles. These spaces are marked with signs that read: “Reserved Parking | Violators will be towed at owner’s expense | Carriage Gardens HOA”.
